The Gwinnett County Board of Commissioners approved a request by the Sugarloaf Community Improvement District (CID) on June 7 to expand the district boundaries by 22 taxable parcels.
The expansion adds over $212 million in appraised value to the Sugarloaf CID.
This is the sixth expansion since the CID formed in 2016, and it will grow the CID to a total of 114 taxable parcels. Commission Chairwoman Nicole Love Hendrickson said, “We are thrilled that these property owners have made the decision to invest in improvements that will benefit the greater Sugarloaf community.”
A large part of the expansion includes Sugarloaf Mills and the area around the mall. The expansion also includes commercial properties on Sugarloaf Parkway, North Brown Road, Sever Rd, Duluth Hwy, Atkinson Rd, Satellite Boulevard, Meadow Church Rd, and Boggs Rd. Robson Souza, General Manager at Sugarloaf Mills for Simon Property Group, said, “Sugarloaf Mills is proud to be a part of the improvements the CID is making.”
In addition to Sugarloaf Mills, the expansion also includes a number of Class A office buildings. “TerraCap was already participating in the CID on the west side of I-85, and we are pleased our Huntcrest office buildings on the east side of I-85 will now be able to benefit from the CID improvements,” said TerraCap Director of Asset Management Matt Stewart.
The Sugarloaf CID works with Gwinnett County and other partners to make improvements in the public right-of-way surrounding the commercial properties in the district. District 1 Commissioner Kirkland Carden said, “The County is pleased to partner with the Sugarloaf CID to promote economic and community development to ensure the long-term success of Gwinnett’s Downtown.”
When property owners join the district, they agree to pay an additional tax of 3.5 mills to fund projects that ensure the district is connected, safe and attractive. “We welcome the investment from these new properties that will ensure the Sugarloaf CID area remains a premier destination in Gwinnett County,” said Brand Morgan, Chairman of the Sugarloaf CID. This expansion will allow the CID to fund immediate investments that include landscaping and Flock Safety cameras with license plate readers.
The expansion will also allow the CID to make critical transportation improvements in the area, including intersection improvements, wayfinding signage, trail and sidewalk connections, and transit improvements.
